Short-Term & Mid-Term Rentals in St. Charles, MO

Nightly rentals are capped. Thirty-day stays are wide open.

Furnished rentals in St. Charles

St. Charles wrote one of the strictest short-term rental ordinances in the region. Since the 2025 amendment, new residential nightly rentals are allowed only in the Extended Historic Preservation District around Main Street, with an annual permit, a safety inspection, a noise monitor, off-street parking per bedroom, and a cap of 48 units that the city says is already full. If you own a house in Bogey Hills or New Town, nightly rental is simply off the table.

Stays of thirty days and longer are a different matter. They fall under the city's ordinary rental rules, and the demand is real: traveling nurses on contracts at SSM Health St. Joseph, visiting faculty and families at Lindenwood, Boeing and Ameristar staff on assignment, and insurance placements after a fire or water loss. A furnished three-bedroom near the hospital or a townhome in New Town fills from that demand, and we manage it from an office a few minutes away.

  • Turnovers

Cleaning teams trained for furnished homes handle deep cleans, linens, restocking, and a wear check between every stay.

  • Furnishing guidance

A specific list of what a mid-term guest needs and a realistic cost before you buy a single piece.

  • Maintenance

Regular inspections and fast repairs through local vendors, so the property stays in the condition a company is paying for.

  • Reporting

Monthly statements with occupancy and revenue, so you can see how the model is performing without running it.

What a furnished St. Charles rental runs into

The rental inspection still applies
A furnished rental is still a rental to the city, so the Rental Unit Inspection Program's certificate is required on each change of occupancy. We schedule it between stays so the calendar does not stall.
Who the mid-term guest is
SSM Health St. Joseph and Barnes-Jewish St. Peters bring thirteen-week nursing contracts, Lindenwood brings semester visitors, Boeing brings project staff, and Main Street brings relocating families who want a furnished place while they house-hunt.
New Town and Frenchtown
New Town's townhomes and the older homes in Frenchtown are the most sought-after furnished addresses, and both come with association or historic district rules we check before listing.
The numbers
A three-bedroom here rents unfurnished for roughly $2,100 to $2,400 in 2026 listings. We run that against a furnished mid-term rate and a nightly rate, net of furnishing, utilities, and cleaning, so you see which model wins for your address.

St. Charles questions, answered

It depends on the address. Rules in the St. Louis area are set city by city, and some municipalities require registration or restrict nightly rentals by zoning while treating thirty-day-plus stays as ordinary rentals. We check the requirements for your specific St. Charles property, along with any HOA, mortgage, and insurance restrictions, before anything is listed.

Traveling healthcare workers on contracts near the hospitals, project crews housed by their employer, families displaced by a fire or water loss with the insurer paying, and people relocating into the area who need a furnished base before they buy. In most cases an organization is paying the bill.

Sometimes, and sometimes less once furnishing, utilities, internet, cleaning, and calendar gaps are counted. We compare a long-term lease with the mid-term and short-term models for your St. Charles address so you see the net number for each before you spend anything on furniture.

Stay length does more to prevent problems than any policy. Someone booking a home for three months to work a job is a different guest than someone booking a Saturday night. Every booking is screened against the same written criteria, house rules are clear, a deposit or damage protection is in place, and we lean toward longer stays.

Yes. Blocked dates cost occupancy, so we show you what a particular block is worth before you commit to it, and then you decide with the number in front of you.
