What exactly am I getting for $100?

About an hour of Brad's time at your property and a written summary afterward. He walks it room by room, inside and out, and tells you what shape it's in, what a buyer or a tenant is going to notice first, which repairs are worth making and which ones aren't, and where the property generally sits in the market right now. You get all of that in writing, usually within two business days, so you can sit with it instead of trying to remember it. It's priced at a hundred dollars so it's a real appointment rather than a free consultation you have to sit through a pitch for.

Is this an appraisal?

No, and the difference matters. An appraisal is a formal valuation prepared by a licensed appraiser under specific standards, and it's what a lender, a court, or a taxing authority will require. What you're getting here is an experienced opinion about where your property stands — useful for deciding what to do next, and not appropriate for lending, tax, estate, or legal purposes. If you need an appraisal, we'll tell you that and point you toward someone who does them.

Is this a home inspection?

No. A licensed home inspector examines systems and structure in detail and issues an inspection report — Brad isn't doing that, and nothing here replaces one. He also isn't performing your city's occupancy or code inspection, which the municipality handles itself. What he can do is walk the property with an experienced eye and tell you what's likely to come up when a real inspector, a buyer, or a city inspector shows up.

Do I need to be there?

No. Plenty of owners hand over a key or a lockbox code and read the summary later, and out-of-area owners do it that way almost every time. That said, you'll get more out of it if you can be there. The questions worth asking tend to surface while you're standing in the room looking at the thing, not afterward reading about it.

What if the property is in rough shape?

Then that's what the summary says, and you'll be better off knowing it before a buyer's inspector says it for you. Brad has walked plenty of houses in rough shape, including ones nobody had lived in for years. Nobody is grading you, and finding out now is the entire point of paying for an hour of somebody's honest attention.

Are you going to try to get me to list with you?

He'd like to earn that work, and he'll say so once. Then it's your call. There's no follow-up campaign, no sequence of emails, and nobody chasing you next month. If the right answer for you is to do nothing for two years, that's a fine outcome and you'll hear it said out loud.

How far will you travel, and how soon can you come?

St. Charles County and most of the St. Louis metro, including North County. Scheduling is usually within a week, sometimes sooner. If your property is outside that range, ask anyway — if we can't get out there and do it properly, we'll say so rather than take your money and give you a rushed hour.
