Property Management in Town and Country, MO

Estate lots, executive tenants, no occupancy permit, and almost no rentals to compete with.

Town and Country is one-acre lots, a median sale price well above a million dollars, and a rental market so small that a single well-managed house has the field to itself.

Property management in Town and Country

Town and Country is about twenty-five to thirty minutes from our office at 920 First Capitol Drive in St. Charles, across the Boone Bridge on I-64. The city is 1950s and 1960s ranches and split-levels on one- to three-acre lots, many of them replaced by large custom homes under the city's architectural review, in neighborhoods like Town and Country Manor, Chapel Hill Estates, Thornhill Estates, and Manor Hill. The median sale price in 2026 sat around $1.4 million.

Single-family rentals here are nearly nonexistent, which is exactly why they work. Missouri Baptist Medical Center and Maryville University are in the city, Mercy and St. Luke's are minutes away, and the tenant is a relocating physician, an executive on a two-year assignment, or a family building nearby and waiting on the house. Apartment rents average above $2,100, and a detached home rents for whatever the few true comparables support, which we pull before quoting.

Owning a rental in Town and Country

No occupancy permit for existing homes
Town and Country does not require an occupancy permit for a new owner or renter of an existing home, only for newly built houses. Lease-up is faster, and the landlord's own inspection is the one that counts, so ours is thorough and documented.
Businesses are not allowed in residences
The city does not permit businesses to operate from homes, and we found no short-term rental ordinance. A Town and Country rental is a twelve-month lease or a furnished stay of thirty days or longer for a relocating professional.
Parkway schools, mostly
Most of the city is in the Parkway district, with pieces in Kirkwood and Ladue, and the district is part of the rent. The listing names it.
Big houses need a real reserve
An estate home has multiple HVAC systems, a large roof, a long driveway, and grounds. We walk it before quoting and set the reserve and the lawn and snow arrangements to match.

Questions Town and Country owners ask

You get a written quote for your specific property before anything is signed. Our leasing fee is half of the first month's rent rather than the full month most companies charge, and the monthly management fee is quoted as a flat percentage with no setup fee, no markup on maintenance, and no fee for an inspection that is already part of the job. The First-Month Test page shows how that difference adds up over a lease.

Most well-priced homes in Town and Country lease within two to four weeks of listing once the occupancy permit is in hand. The usual delays are price, condition, and permit timing, and we address all three before the listing goes live so the property is not sitting vacant while a problem gets sorted out.

In most of the St. Louis area, yes. Many municipalities require an occupancy permit or inspection before a new tenant moves in, and the rules differ from one city to the next. We handle the application, schedule the inspection, and clear any items on the list, so the permit is ready when the tenant is.

Brad Touchette, the owner and a Certified Property Manager. Touchstone keeps its portfolio small on purpose, so the person who quoted your Town and Country property is the same person who screens the tenant, handles the maintenance call, and sends your statement. There is no call center between you and your property.

Yes. We review the existing lease, introduce ourselves to the tenant, set up rent collection and maintenance reporting, and document the property's condition so there is a clear record from the day we take over. Nothing changes for a good tenant except who they call.
